These Terms & Conditions ("Terms") govern your use of House Manager — the Android app and any related services (the "Service"), operated by Black & White Studio ("we", "us", "our"). By installing the app or signing in, you agree to be bound by these Terms.

    Quick summary. House Manager is an offline-first landlord app. All tenant, bill, collection and expense data lives only on your device. Google Drive backup is optional and writes to your own Drive. We do not store your business data on our servers.
  

1. Acceptance of Terms

If you do not agree with any part of these Terms, do not use the Service. Continued use constitutes acceptance of these Terms and any future revisions.

2. Description of service

House Manager is an Android application that lets landlords manage:

Multiple houses with owner, caretaker and address info.
Flats with floor, monthly rent and occupancy state.
Tenants with photo, NID, contact and family data, plus move-in/move-out history.
Monthly bills, rent collection, dues and expenses.
Dashboard analytics, reports and Google Drive backup/restore.

3. Accounts & eligibility

You must sign in with a valid Google account. You are responsible for keeping your account secure and for all activity that occurs under it.

4. Subscription & limits

Free and paid tiers are gated by limits returned remotely (max houses, flats and tenants). When you exceed a limit, the app shows an upgrade prompt instead of blocking critical functions. Paid subscriptions, where available, are processed via Google Play.

5. Acceptable use

You will use the Service only for lawful property management.
You will obtain any consent required from your tenants to store their personal data.
You will not reverse-engineer, decompile or tamper with the app.

6. Your data & responsibilities

You are the controller of tenant, bill, collection and expense data. You are responsible for:

The accuracy and lawful basis of every entry.
Keeping your device, PIN and Google account secure.
Backing up regularly via Drive backup.

7. Offline-first & data loss

All business data is stored locally. If you uninstall or factory-reset your device without a valid Drive backup, the data is permanently lost. We cannot recover local data.

8. Backups

Drive backups are written to your own Google Drive AppData folder. We never access them. Restoration depends on backup file integrity and Google's availability.

9. Availability & updates

We aim for high availability but make no guarantee of uninterrupted service. Updates may add features, change limits or fix bugs; continued use constitutes acceptance.

10. Intellectual property

House Manager, its name, logo, code and design are owned by Black & White Studio. You receive a personal, non-transferable, revocable licence under these Terms. You retain ownership of your own data.

11. Disclaimer of warranties

The Service is provided "as is" without warranties of any kind. We do not warrant that calculations are fit for legal/audit purposes — always verify critical totals independently.

12. Limitation of liability

To the maximum extent permitted by law, Black & White Studio shall not be liable for any indirect, incidental or consequential damages, or loss of data, profits, revenue or goodwill arising from your use of the Service.

13. Termination

We may suspend or terminate access if you breach these Terms or misuse the app. You may stop using the Service at any time by uninstalling and removing your Drive backup.
